I couldn't be more pleased with my stay at crossroads properties. I found it charming, comfortable, clean and fresh. So much nicer than a stuffy motel. Communication with Carissa was great! Very nice lady. Can't wait for my next stay. I stayed in the studio.
I graduated high school in Carthage and my parents still lived there after I moved away. Me and my family have made trips back to spend time with my parents and Carissa & Dave have been so accommodating! The spacious sleeping areas have beautiful tailored and artfully crafted to not only honor Carthages beautiful history, they are luxuriously elegant. Each simple detail has you in mind with various pillow types and even multiple different wash cloths to choose from. My boys love the loft bed! Within walking distance of restaurants and coffeehouses, Crossroad Properties is the only place I will stay when in the area!
We have stayed several times in both the Crossroads Flat & Studio and I just can't say enough good things about both places! They both have been spotless with all the comforts of home, and even some special snacks. The location is perfect for taking an evening stroll around the beautiful Carthage square since it's only a few steps away. There is always a quick response from Carissa..especially if you lock yourself out while trying to unload your car!! The Loft is beautiful & would love to check out the new Suite...you won't be disappointed!
We love these properties! They are our go to place to stay when visiting family in the area. We have stayed in three of the rooms and each one is uniquely different. They are super clean, well equipped with everything you need, the linens and towels are just the best, but most of all the hosts are great local people. They answer any questions promptly and give very clear check-in and check-out instructions. The location is also great. It is right on the historic Carthage Square with shops and restaurants within walking distance. We have been coming to the lofts for a few years now and it never disappoints.
I have stayed in both The Suite and The Flat and found them both to be fantastic. Each is decorated and furnished in a unique way. Everything is beyond clean and works appropriately. I was able to bake and decorate 2 birthday cakes in The Suite with no issues. The hosts are just the nicest and sweetest people ever. The location of the rentals are so convient with being right off the square. It is my go to rental when I come to Carthage, which is several times a year. They think of everything, even supplying hair tools you might have forgotten. They are easy to reach too, and quick to respond to any request.
The suite was very cute clean & up to date! Will definitely stay again! Host is super personal and very attentive. Amazing communication. Love this property and the Loft is also beautiful.

SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between Crossroads Properties (“Owner”) and the undersigned guest(s) (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Property: The rental units known as the Loft, Studio, Flat, or Suite, are located at: 213, 215, 217, and 221 Grant Street, Carthage, MO 64836.
The rental units are fully furnished and equipped with a kitchen, coffee supplies, soaps, linens, towels, paper towels, and toilet paper.
Rental Party: The rental party shall consist of the amount of guests on the reservation.
Maximum Occupancy: The maximum number of guests allowed in each unit is as follows:
Any number above these limits must be approved in advance. Exceeding the allowable number without approval may result in eviction without refund.
Term of the Lease: The lease begins at 3:00 p.m. on [Check-in Date] and ends at 11:00 a.m. on [Checkout Date].
Minimum Stay: This property requires a minimum stay of 1 night. Longer minimum stays may be required during holiday periods, and shorter stays may be available in off-season months.
Check-in/Check-out Rules: No late check-outs are allowed. This is standard in our industry and is important due to housekeeping schedules. Our cleaning staff arrives promptly at 11:00 and have a limited time to prepare the property for the next guest. If you do not vacate the property by 11:00 a.m., then you may be charged a fee that equals up to an additional night. If guest voluntarily decides to leave before their scheduled departure date no refund will be given for an early departure. At times, an earlier check in may be allowed if the the property is available. Please email us to check availability. We cannot guarantee early check-in and will not know until the day of check-in if it’s possible.
Rental Rules:
Deposit: A refundable damage/security deposit of $250 will be charged when the booking request is accepted, and the reservation is confirmed. This amount will be applied to the total rental fees. Guest will be charged (to your credit card on file) for repair or replacement thereof if upon check-out there is found to be:
Please note: If there are no issues as stated above, then your credit card will be refunded within 7 to 10 days. If anything within the premises appears dirty or damaged upon check-in, Guest shall inform Crossroads Properties immediately. If you don’t notify us then we’ll assume the damage was caused by you. In these instances, we do take the word of our housekeepers that clean our units on a routine basis.
Payment of Remaining Balance: The remaining balance shall be due within 14 days of the Check-in Date. The credit card on file will be charged for the remaining balance unless alternative payment arrangements are made in advance.
