Crossroads Properties (Loft, Studio, Flat, and Suite)
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between Crossroads Properties (“Owner”) and the undersigned guest(s) (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Property: The rental units known as the Loft, Studio, Flat, or Suite, are located at: 213, 215, 217, and 221 Grant Street, Carthage, MO 64836.
The rental units are fully furnished and equipped with a kitchen, coffee supplies, soaps, linens, towels, paper towels, and toilet paper.
Rental Party: The rental party shall consist of the amount of guests on the reservation.
Maximum Occupancy: The maximum number of guests allowed in each unit is as follows:
- Crossroads Loft: 6 guests
- Crossroads Studio: 5 guests
- Combined listing of Crossroads Loft and Studio: 11 guests
- Crossroads Flat : 5 guests
- Crossroads Suite : 5 guests
Any number above these limits must be approved in advance. Exceeding the allowable number without approval may result in eviction without refund.
Term of the Lease: The lease begins at 3:00 p.m. on [Check-in Date] and ends at 11:00 a.m. on [Checkout Date].
Minimum Stay: This property requires a minimum stay of 1 night. Longer minimum stays may be required during holiday periods, and shorter stays may be available in off-season months.
Check-in/Check-out Rules: No late check-outs are allowed. This is standard in our industry and is important due to housekeeping schedules. Our cleaning staff arrives promptly at 11:00 and have a limited time to prepare the property for the next guest. If you do not vacate the property by 11:00 a.m., then you may be charged a fee that equals up to an additional night. If guest voluntarily decides to leave before their scheduled departure date no refund will be given for an early departure. At times, an earlier check in may be allowed if the the property is available. Please email us to check availability. We cannot guarantee early check-in and will not know until the day of check-in if it’s possible.
Rental Rules:
- Smoking or vaping is NOT allowed inside any property, but you may smoke out front of the building with the door completely closed. Please dispose of cigarette or cigar butts, etc. in a responsible and clean way. If guest is found to have smoked inside the property, then a $200 cleaning charge will apply.
- People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. You may NOT use any of our units for parties without express written request and approval.
- The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
- Guest shall keep the property, TV’s and appliances, and all furnishings in good order and free of damage.
- Guest will only use appliances for their intended uses.
- PETS are not permitted on the property. The properties contain original 1880 hardwood floors, no green space to walk animals and owners have allergies to animals. If you are found to have a pet(s), you will be asked to leave without a refund.
- Parking: Between the hours of 8AM to 5 PM M-F, parking is limited to a maximum of 2 hours directly in front of the property. This is enforced by the Carthage Police Department. There is a free city parking lot on the corner of 2nd and Howard Street.
- Housekeeping: If your unit is left excessively dirty or there is excessive trash you will be charged an additional is $ 75 cleaning fee. Please be aware, in these instances we will take the word of our housekeeping staff.
- Jacuzzi tub: (If applicable) A short summary: No children under the age of 18 permitted in Jacuzzi tub without adult supervision. When using the tub, remember there is a certain health risk associated with this facility. Use at your own risk. Do not add any bubbles, oils, etc. to the tub.
- Plumbing and Sewer: Please DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the sewer system, you could be charged damages of up to $200.00.
- Unsafe Road Conditions: If road conditions are unsafe then we will attempt to help you reschedule to a different date, but is not guaranteed and is at our sole discretion. Prevailing rates apply if moving to a date that has a higher rate.
- Amenities and Systems – SYSTEM FAILURE: In case of failure of a system or amenity during your stay, including but not limited to, water, septic, heating, jetted tub, air-conditioning, electrical, mechanical, ventilating, structural systems, major appliances, or entertainment equipment, Crossroads Properties shall do their best to promptly repair them. In the case of electricity/power and/or cable TV/Internet we are not liable for outages due to the power or cable company but will promptly call them to report the issue. The guest agrees to permit access to the unit to make repairs & checks in a timely manner. We shall not be liable to Guest in damages, and NO REBATE OR REFUND will be given for such temporary failure.
- Amenities Offered: Everything will be done to make sure what was offered in any advertising will be as described. There may be times when the exact amenities are not in or on the property. Every attempt is made to keep the inventory as advertised. A difference in amenities does not entitle Guest to any refund of rents paid. Amenities may be added or removed at the owners/managers discretion.
- No fireworks permitted on the property Failure to abide by this rule will result in the Guest’s immediate expulsion with no refund.
- Reservation under false pretense: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. Likewise, guests who have already checked-in and who are found to have used the premises under false pretenses will be denied the return of the security/damage deposit and may be subject to further legal action to recoup costs which exceed the amount of the security/damage deposit.
- Rental age requirement: Guest must have proof (if asked) that he/she is at least twenty-one (21) years of age and will be the principle guest and, as such, will be completely responsible for the actions of other guests, if any, for whom they may be making these arrangements.
- Construction on property. Be advised that we are multiple unit property that is in the process of growing and that means that there may be, from time to time, construction in certain areas of the property. We do our best to reduce noise, dust, etc. but there are certain things that are completely out of our control – such as when construction is allowed to begin each day according to county code. We do not make it our responsibility to tell you where construction or repairs are going on so if this is a major concern for you then please ask before you sign this agreement. No refund will be given because there is construction happening in an area.
- Excessive noise. This is a multiple unit property. For the comfort and experience of everyone, we ask all guests to reduce their noise level after 10 p.m. If you are asked and do not comply, you may be asked to leave immediately, without a refund. SIGNATURE The parties agree to the terms of this Short Term Rental Agreement and to the “Rental Rules”, as evidenced by the signature set forth below. Permission is also given to charge the appropriate fees to my credit card on file.
Deposit: A refundable damage/security deposit of $250 will be charged when the booking request is accepted, and the reservation is confirmed. This amount will be applied to the total rental fees. Guest will be charged (to your credit card on file) for repair or replacement thereof if upon check-out there is found to be:
- damage to the property or furnishings
- damage to linens and towels, including burns, excessive dirt, grease, makeup, etc. that cannot be removed in a normal wash (please do not use the white towels to clean up spills and messes)
- excessive dirt or other mess requiring additional cleaning, excessive trash, use of glitter or confetti indoors or out, not following our check-out procedures;
- or any other cost incurred by Crossroads Properties due to Guest’s stay.
Please note: If there are no issues as stated above, then your credit card will be refunded within 7 to 10 days. If anything within the premises appears dirty or damaged upon check-in, Guest shall inform Crossroads Properties immediately. If you don’t notify us then we’ll assume the damage was caused by you. In these instances, we do take the word of our housekeepers that clean our units on a routine basis.
Payment of Remaining Balance: The remaining balance shall be due within 14 days of the Check-in Date. The credit card on file will be charged for the remaining balance unless alternative payment arrangements are made in advance.
Cancellation Policy: Cancellation policies as outlined below:
- 14 days or more before check-in: 100% refund
- 7-13 days before check-in: 50% refund (minus cleaning fee)
- Less than 7 days before check-in: No refund (minus cleaning fee)
